
Belcarra acts as development manager and strategic advisor to Wasps RFC, leading the creation of a new 100-acre sport and leisure masterplan on the edge of Swanley, Kent.
Working on behalf of the club, Belcarra negotiated the acquisition of 40 acres from Swanley Town Council, establishing the foundation for a long-term regeneration partnership that aligns the club’s sporting ambitions with the council’s community and wellbeing objectives. The scheme includes a new stadium and arena complex, alongside health, leisure, hotel, and employment uses designed to ensure year-round activation and financial resilience.
Belcarra also secured the site’s strategic allocation within the emerging Sevenoaks Local Plan, positioning it as a catalyst for sustainable growth and local investment. Concurrently, the team began assembling adjacent landholdings to expand the development area to 100 acres, enabling an integrated masterplan and future phases of mixed commercial, leisure, and residential use.
The project exemplifies Belcarra’s ability to deliver complex sport-led regeneration - combining strategic land assembly, stakeholder engagement, and planning strategy to create transformational long-term value for both club and community.
