Wasps RFC Acquisition and Land Promotion

Belcarra development management serves as the strategic advisor for Wasps RFC, spearheading the creation of a new 100-acre sport-led development in Swanley, Kent. 

Acting on behalf of the club, Belcarra successfully negotiated the land acquisition for Wasps RFC, securing 40 acres from Swanley Town Council. This pivotal move establishes a foundation for a long-term regeneration partnership that harmonizes the club’s sporting goals with the council’s community and wellbeing initiatives. The masterplan will feature a new stadium and arena complex, complemented by health, leisure, hotel, and employment facilities designed for year-round activation and financial resilience.

Additionally, Belcarra secured the strategic allocation of the site within the emerging Sevenoaks Local Plan, positioning it as a driver for sustainable growth and local investment. In tandem, the team commenced assembling adjacent landholdings to extend the development area to 100 acres, paving the way for an integrated masterplan and future phases of mixed commercial, leisure, and residential use.
