Sixways

Overview

Belcarra was appointed to lead the transformation of the Sixways Stadium estate – an ambitious regeneration designed to secure the long-term future of professional sport in Worcester and unlock the site’s full commercial and community potential.


Acting as development and project manager, Belcarra has overseen every stage from strategic visioning and masterplan design through to planning consent, funding, and early-phase delivery.


Vision & Masterplan

The new Sixways vision brings together sport, business, and wellbeing.
 

The masterplan repositions surplus and underused land around the stadium to create a mixed-use destination that blends:

  • Redeveloping the north stand, growing the stadium’s capacity from 11,500 to 12,750. The stand will include a new "Watch Tower" viewing platform and a new fan-zone area.
  • New sporting offers to create destination venue for events and sport for the wider community, including a new medical and sports rehabilitation centre.
  • A new 120 bed on-site hotel to boost the Worcestershire economy and encourage city-centre tourism.
  • A new, versatile, multifunctional events space capable of hosting conferences, banquets, exhibitions and other special occasions.
  • A national centre for esports, catering for the growing video game competition.
  • The development will create new job opportunities in hospitality, healthcare, and events, while also featuring an adaptable industrial space to cater for and attract businesses to the area.
  • Improved transport connections through a new multi-storey car park and enhanced cycle links, with a view to re-introduce shuttle bus services to and from the city centre and rail station on matchdays to serve Sixways.


Each phase has been designed to complement the stadium’s core use while diversifying revenue and reducing reliance on match-day income.


Planning & Delivery

Belcarra coordinated a complex, multi-disciplinary planning process, securing outline consent for the masterplan and negotiating directly with Worcestershire County Council, Sport England, and the Environment Agency.
 

A detailed phasing plan and infrastructure strategy ensure the stadium remains fully operational during construction, with new access, drainage, and utilities forming the backbone for long-term growth.


Commercial Structure

Belcarra developed the commercial and funding framework that underpins the scheme.
This included forward-funding agreements, operator partnerships, and revenue-share models aligning private investment with community outcomes.


Each plot is structured for flexible delivery – from healthcare and leisure to industrial and roadside uses – maximising resilience against market change.


Enabling Works & Legacy

Belcarra has led the planning for enabling and servicing works to bring the first development plots forward – including new road infrastructure, flood mitigation, and power upgrades.


The project now stands as a blueprint for sport-led regeneration: a commercially viable, community-driven model that secures the future of professional sport in Worcester and creates a place where people can work, play, and belong.
