What we do

We source and acquire, fund, and project manage property development and redevelopment in key regional UK cities.


Primarily equity funded, we are also working with trusted joint venture partners with distinct risk and return appetite. 


Belcarra provides both debt and equity investment to projects where it can take a project management role.

Development Management

Belcarra offers a proactive and hands-on approach to front-end development across a range of uses. 


We have advised on:

  1. the land acquisition of 40 acres for Wasps RFC in Sevenoaks as well as its promotion in the Local Plan
  2. the redevelopment of 20 acres of greenbelt land around Sixways Stadium in Worcester
  3. the planning permission of c.30 homes in a contentious development in Jericho, Oxford

Development

Office

Belarra has an in-depth and extensive understanding of the regional UK office market. 


Our principal approach is to acquire buildings which are, or have the potential to become, prime office investments.  We identify office buildings in prime locations which have been poorly managed and require significant CAPEX.

 

We do this through off-market acquisitions, creative structuring, or acquiring assets whose capital structures or current owners are, or are about to be in, some type of distress. 

 


Residential

Belcarra, as the parent company to Cornerstone Land, has delivered planning permission on a range of residential-led scheme in Oxfordshire.

We have bought, re-planned and delivered luxury detached houses as edge-of-village settlements and have also funded and project managed the planning permission of the high-profile development of Jericho Boatyard in central Oxford.

We always seek opportunities which have planning gain, whether they have missed allocations, not gained permission, or achieved sub-optimal consents
